Town 'n' Country

Block ranch homes near the bay

Town 'n' Country covers a big stretch of north-west Tampa between the airport and Old Tampa Bay. A lot of the housing is concrete-block (CBS) ranch homes built in the middle and later decades of the 20th century: single-story, slab on grade, with a fairly simple roof.

Many of those houses were built without gutters, or had them added piecemeal over the years. The roof sheds straight off the eave onto the ground next to the block wall. On a single-story home that's a short drop, but the water still lands against the slab, splashes the lower wall and collects in yards that don't drain fast.

A first-time gutter install on a home like this is usually a straightforward job, and it makes a noticeable difference to where the water ends up.

Why homes here suit a simple system

  • Single-story roofs with modest drainage areas
  • Few valleys on basic hip or gable roofs
  • Short downspout drops from eave to ground
  • Block walls that take strapped downspouts well

Sizing and material

Why 5-inch aluminum is the usual answer here

5" is usually enough

On a single-story roof with a modest area draining to each eave, a 5" K-style gutter with properly placed downspouts generally has plenty of capacity. We move up to 6" only where a run drains a larger area or a valley. The guide on 5-inch vs 6-inch gutters explains how we decide.

Aluminum near salt air

Being close to Old Tampa Bay means salty, humid air. Aluminum gutters don't rust, which is the main reason we recommend them over steel here. They're also light on the fascia and come in baked-on colors that stand up reasonably well to sun.

Common problems

Common issues on Town 'n' Country properties

  • Water pooling in flat yards. Many lots are quite flat, so water that comes off the roof sits where it lands instead of running off.
  • Splash marks on the lower block wall. Rain hitting bare ground throws sand and dirt back onto the paint or stucco.
  • Water at the front door or carport. An eave over an entry with no gutter drops a sheet of water on anyone coming in.
  • Old patched gutters. Where gutters were added long ago, the joints often leak and the downspouts empty right against the wall.
  • Soft fascia on the rear eave. Years of water running off the roof edge can rot a wood fascia, especially over a back patio.

Discharge options for flat yards

  • Longer extensions to reach lower ground
  • Splash blocks to spread the flow
  • Downspouts moved to corners with a natural fall
  • Buried lines out to the yard where layout allows

Drainage

Getting water off a flat lot

Catching the water is half the job. On a flat yard, a downspout that ends at the foundation just creates a puddle there instead of along the whole wall. We look at which corner of the lot sits lowest and send the discharge that way. Our downspout and extension options cover how that's done.

We also keep downspouts off walkways and away from the A/C pad where we can. On a small single-story house, there are usually only a few good spots, so we choose them before cutting any coil.

If older gutters are already up and mostly sound, a repair visit to reseal joints, re-pitch a run or add an outlet may be all you need.

Questions from Town 'n' Country homeowners

My house has never had gutters. Is it worth adding them?

On most block homes, yes. Gutters keep roof water off the slab edge and the lower wall and let you decide where it drains. You don't always need them on every eave, and we'll suggest where they do the most good.

How do gutters attach to a block house?

Gutters fasten to the fascia board at the roof edge, not to the block. Downspouts are strapped to the wall with fasteners suited to masonry. If the fascia is soft, we'll recommend repairing it first.

Will the salt air near the bay damage aluminum gutters?

Aluminum doesn't rust, which is why it's our usual pick near the water. Finishes can still fade over time in strong sun. Ask about the manufacturer's warranty on the coil finish.
